Dock and Seawall Cleaning in Southwest Florida
If you own the waterfront in Cape Coral, you already know the look: a dark band along the waterline, barnacles crusted on the seawall, green slime on the dock boards, and a cap that has gone grey and blotchy. Salt water, warm temperatures and long daylight keep marine growth active nearly all year here. Left alone, it holds moisture against the surface, makes boards and caps slick, and hides what the material is doing underneath. Spotless Solution is an owner-operated exterior hard-surface company. We clean docks, seawall caps, seawall faces and boat lifts across Lee County. We do not repair seawalls.
What the work involves
The waterline growth band and barnacles
The dark band at the waterline is layered growth: algae and biofilm underneath, with barnacles and other hard-shelled organisms cemented on top. Barnacles do not sit on the surface, they bond to it, and the base of each shell grips concrete tightly. Taking them off without gouging the wall face is a controlled removal job, and the amount of growth depends on how long it has been left and how much tidal movement the wall sees.
Algae and biofilm on caps and dock decking
The green, black or brown film on walking surfaces is living. It feeds on warm water, sunlight and nutrients that wash off lawns after fertilizer and summer storms. That film is what makes a dock or cap slick when wet, and it stains porous material the longer it stays. Cleaning removes the film and the stain that has not soaked in. It does not sterilize the surface, and growth returns.
Composite and wood docks
Wood and composite are different jobs. Wood fibres lift, furrow and splinter if the wrong pressure or angle is used, and old boards can be softer than they look. Composite hides mildew in its embossed texture and can be marked by the wrong chemistry. Where the dock manufacturer publishes care guidance for composite decking, we work within it. Fasteners and board gaps also matter, because forced water and debris go where the joints allow.
Boat lifts, pilings and hardware
Lift frames, cradles, pilings and cleats collect salt crust and growth like everything else at the waterline. We clean the surfaces we can reach safely. We do not service lift motors, cables or electrical controls, and we do not assess piling or frame condition. That belongs to a marine contractor.
Concrete seawall caps
Caps are porous concrete, and they collect more than algae:
- Iron staining from irrigation water, which leaves orange and rust-coloured streaks that behave differently from algae and need a different approach.
- Rust bleeds from corroding hardware or reinforcement, which is a warning sign and not just a stain.
- Surface wear from sun and salt, which opens the pores and lets growth grip harder.
Too much pressure on aged concrete strips the surface paste and exposes aggregate, so the pressure and the cleaning method are matched to the cap, not set to maximum.
Waterfront homes often need both
The dock and cap are one job, and the lanai or pool deck behind them is another. White haze on a cap or on nearby pavers is usually efflorescence, which is mineral salt carried up through the material by moisture, and it is not marine growth. Cleaning a cap will not stop it. On pavers it has to be dealt with before any sealer goes down, because sealing over it locks it in. A contractor who seals over it is storing up a problem for you.
When it is the right answer and when it is not
If we find any of those, we will tell you plainly and point you to a marine contractor. Cleaning can also reveal cracks and damage that growth had been covering. That is useful information, but it is not something we repair.
Set realistic expectations on how long a clean stays clean. In Southwest Florida, visible algae film can start returning within a few months in the summer wet season and take longer in winter. Barnacle and waterline growth usually returns more slowly. The interval depends on water movement, sun exposure, nearby fertilizer runoff, shade and the material itself, so it varies from one property to the next. A wet dock is also a wet surface. Cleaning improves traction by removing the film, but no dock or cap is slip-proof, and it should always be treated with care when wet.

Environmental care
Canals are living water, home to fish, wading birds and, in many areas, manatees. Cleaning products and wash water near a waterway are a real constraint, and we treat them that way. If your property is in a sensitive area, tell us and we will work around it.
What it costs
Most dock and seawall cleaning jobs fall. Where a job lands in that range depends on:

Where we do this work
We serve 29 communities across Lee County within roughly 20 miles of Cape Coral. Dock and seawall work is not spread evenly across them, so here is where it concentrates and why.
We also work on waterfront properties in Fort Myers and elsewhere in Lee County. Travertine and natural stone work is more common in the newer gated communities, so if the surface you need done is a pool deck or lanai, see our travertine and paver pages instead.
