Driveway Paver Sealing in Southwest Florida

A paver driveway takes more punishment than any other hardscape on your property. Tyres turn on it, hot rubber presses into the surface in July, oil drips from the same spot every morning, and irrigation water carries iron leaves and orange streaks along the edges. Unsealed pavers in Southwest Florida soak all of it up, and the joint sand between them washes out with every summer storm. Sealing decides whether those marks sink in or stay on the surface where they can be cleaned. This page explains how driveway sealing works here, when it is worth doing, and what it costs.

What the work involves

Cleaning and stain treatment come first

A sealer locks in whatever is on the surface when it goes down. Oil, algae, dirt and rust all become part of the finished driveway if they are not dealt with first. Oil and irrigation rust need different treatment, and neither responds well to simply adding more water pressure, which only cuts into the paver face and the joints. Getting the surface genuinely clean, and knowing which stains will lift and which will not, is most of the job.

Efflorescence has to be dealt with before sealing

Efflorescence is the white, chalky haze that shows up on pavers. Concrete pavers contain cement, and when moisture moves through the paver it carries dissolved salts to the surface. As the water evaporates, the salts are left behind as a white film. Southwest Florida produces it in volume: summer rain, high humidity, sprinklers hitting the edges of the drive, and a high water table all keep moisture moving through the paver.

Joint sand holds the driveway together

The sand between pavers is what keeps them interlocked under the weight of a vehicle. Regular sand washes out under heavy rain and cleaning. Polymeric sand contains a binder that hardens when it is activated, so it resists washout better, but it has to be matched to the joint width and the conditions on the day. Low or missing joint sand lets pavers shift and lets weeds and ants in. Joint condition is checked before sealing, because a sealer applied over a failing joint locks in a problem.

Sealer choice depends on what the driveway does

There are two broad families. Penetrating sealers soak into the paver and leave little or no surface film. Film-forming sealers sit on top and give a visible finish, from natural to a wet look. Beyond that, sealers are either solvent-based or water-based. Solvent-based products tend to have stronger odour and tighter application windows, while water-based products are lower in odour and differ in finish and how they behave in humidity. A driveway is different from other surfaces because of hot tyre pickup, which is when a soft or poorly matched sealer film lifts under a hot, heavy tyre. Product choice is a large part of avoiding that, and we choose based on your pavers, your exposure and how you use the drive.

Weather and cure time set the schedule

Sealing is scheduled around surface temperature, humidity and the afternoon rain pattern, not just the calendar. A sealer that gets rained on too early or applied to a surface that is too hot can cloud or fail to bond. Cure time before vehicles are back on the drive depends on the product and the conditions, and we give you the specific time on the day of the job.

Straight Talk

Sealing over efflorescence does not hide it, it makes it permanent. The film traps moisture and salts underneath, and the result is cloudy white patches that are far harder to fix than the original haze. A contractor who seals over it is storing up a problem for you. We check for it before quoting, tell you what we find, and sometimes the honest answer is to wait until it has stopped before sealing.

What makes this different from Pool Deck and Lanai Sealing

These pages sit close together, so here is the line. Driveway sealing is a vehicle problem. The surface carries weight, heat from tyres, oil and irrigation staining, and the sealer has to hold up under that. Pool deck and lanai sealing is a foot and water problem. Those surfaces deal with chlorine, constant wetting and bare feet, and the sealer decision is driven by traction and finish rather than tyre load.

Driveway

vehicle load, hot tyre pickup, oil, rust from irrigation, heavy sun exposure. This page.

Pool deck and lanai

wet surfaces, chemical exposure, bare feet, traction options. Covered on the Pool Deck and Lanai Sealing page.

Travertine and natural stone

a different material and a different job. Stone is porous in a different way and reacts to cleaners differently from concrete pavers. It has its own page.

Pressure washing alone

cleaning without sealing. Right for some surfaces, and covered on the pressure washing pages.

One point applies to every sealed surface: we do not describe any of them as slip-proof, and that includes a driveway that gets wet. A film-forming sealer can be slicker when wet than bare paver, which is why the traction conversation matters on the surfaces where people walk barefoot.

When it is the right answer and when it is not

Sealing makes sense when

The pavers are sound, level and the joints are holding sand.

There is no active efflorescence, or it has been cleared and has stopped returning.
You want stains to sit on the surface and clean more easily, and you want the colour to hold under Florida sun.
The stains that are there will lift, or you accept a faint shadow where they will not.

Sealing is the wrong call when

Pavers have settled, sunk or heaved

That is a base problem, and sealing does not fix it. A paving contractor needs to look at it first.

Efflorescence is still coming through

Sealing now would trap it. We would rather wait than seal over it.

The pavers are brand new

New pavers need time to cure, and the wait varies. Ask us before you book anything.

Oil has soaked deep

Sealing does not remove it. Some stains will leave a shadow even after proper treatment, and we say so before the work.

Sometimes a thorough clean and a joint refill is all a driveway needs, and we will tell you that rather than sell you a seal.

How long a driveway seal lasts

A driveway seal here commonly needs attention somewhere in the range of two to four years, and it can be sooner. The interval moves with the product, how much direct sun the drive gets, how often the sprinklers hit it, how heavily it is used, and how close you are to salt air. A drive under a mature tree behaves differently from one baking in open sun. We give you a realistic interval for your driveway at the estimate, not a single number for everyone.

What it costs

Driveway sealing is priced by the surface, not by a flat rate. Most driveways fall, and the estimate is free. What moves the number:

Cleaning alone costs less than cleaning and sealing, and we will price both if you are not sure which you need.

Where we do this work

We serve 29 communities across Lee County, within roughly 20 miles of Cape Coral, including Cape Coral and Fort Myers. Driveway sealing is relevant across the whole territory because the sun, rain and irrigation conditions are the same everywhere. Community list:

We also clean docks and seawalls in Cape Coral, Lochmoor, St. James City and Matlacha. That is surface cleaning only. Structural seawall repair is a marine contractor’s work, and we do not do it.

Common Questions

How often does a driveway need resealing in Southwest Florida?
Commonly every two to four years, sometimes sooner. Direct sun, sprinkler overspray, heavy use and salt air all shorten it. We give you an estimate for your specific driveway.
No. That haze is efflorescence, and sealing over it traps it under the film and makes it permanent. It has to be dealt with first, and if it is still coming through, sealing should wait.
It slows them down. A sealed surface gives you time to clean a spill before it soaks in, but no sealer makes a driveway stain-proof. Fresh oil should still be dealt with quickly.
It depends on the product, temperature and humidity. We give you the specific time on the day, and it is worth following, because tyres on an uncured film cause marks and hot tyre pickup.

Usually not. New pavers need time to cure and to finish releasing moisture and salts, and the wait varies. Call before you book and we will tell you what to expect.

It can be, especially a film-forming finish when wet, and we do not call any sealed surface slip-proof. Finish choice affects traction, so tell us if the driveway slopes or gets a lot of foot traffic and we will talk through the options.
