Paver Cleaning and Restoration in Cape Coral, FL

On a canal lot, the driveway sits in the same wet, salty, sun-baked air as the seawall behind the house, and the pavers show it within a couple of summers. Green film creeps in from the shaded side, orange streaks fan out from the sprinkler heads, and joint sand washes toward the street every time a storm stalls overhead. Add a screened pool cage that holds leaf litter against the deck, and a house shut up for months while the owners are away, and the surface can go from fine to badly stained in one off-season.

Paver Cleaning and Restoration in Cape Coral

Paver cleaning and restoration is the work of bringing a tired surface back to a sound, clean, level condition. It is not the same job as sealing. Sealing protects pavers that are already in good shape. Restoration deals with what has already gone wrong.

This service is for you if your pavers have any of the following:

  • Black, green or gray growth on the driveway, pool deck or lanai
  • Orange or brown rust staining from irrigation water
  • Oil drips, tyre marks or grease near the garage
  • White haze coming up through the paver surface
  • Joints with the sand washed out, or weeds pushing up between pavers
  • Pavers that have sunk, tilted or lifted
  • A surface with a failed or peeling old sealer that needs dealing with first

It is also the honest starting point if your pavers are too far gone to simply seal. Sealing over growth, stains or empty joints locks the problem in. We would rather tell you that on day one than seal over it.

What Cape Coral hardscape is up against

Four hundred miles of canals means a huge share of the housing here is on the water, with a seawall at the back and often a dock. That changes what happens to the pavers in front of and behind the house.

Salt reaches further than you think

Even on freshwater canals, wind carries salt and brackish spray onto driveways and lanais. It dries on the surface, holds moisture and feeds the organic growth that keeps coming back.

Seawall-side pavers move

Pavers near a seawall cap can sink or tilt where soil is lost behind or beneath them, so the pool deck or patio edge near the water is often the first place you see settling. Re-setting those pavers is a different task from cleaning them, and it is worth knowing about before any other work goes down.

Irrigation water stains

Whether your irrigation comes from a well, a canal pump or a reclaimed supply, many sources carry iron. It leaves rust-coloured arcs wherever sprinklers reach the pavers. Rust needs a treatment matched to rust, and the wrong product can set the stain deeper.

Shade and canopy decide the growth

North-facing driveways, pavers under oaks and the shaded side of a pool cage stay damp longer, so algae and mildew return there first.

Pool cages collect debris

Screening slows drying and traps pollen and leaf litter against the deck. The surface under it is often dirtier than the driveway, and a clean paver is not automatically a grippy one on a wet deck, so we never promise a surface is slip-proof.

Age and seasonal owners matter

Much of the paver stock here is old enough to have lost joint sand and fine surface colour. If you are away for the summer, a closed-up home sits through the wettest months with nobody to notice the staining, which is why many seasonal owners return to a surface that looks worse than the one they left.

How we do the work

1

Assess the surface

We walk the whole hardscape and note what is on it and what is wrong with it. You get: a clear list of problems, separated into cleaning, repair and joint work.

2

Identify each stain

Organic growth, rust, oil and efflorescence each need a different approach, so we match the treatment to the cause. You get: every stain named, with the reason it needs the treatment we chose.

3

Clean at the right intensity

Pavers, travertine and older stone do not tolerate the same treatment, and too much force damages joints and surfaces. You get: a clean surface with the joints intact.

4

Re-set sunken or lifted pavers

We correct the base where needed. You get: a level surface with no trip edges.

5

Replace joint sand

Full joints hold the pavers together and slow weeds. You get: filled joints, with the type of sand chosen for the surface.

6

Walk the finished job with you

We tell you plainly whether the surface is ready for sealing, and when. You get: an honest recommendation. If it is sound, we point you to paver sealing as the next step.
Efflorescence, the white haze that rises from within the paver, needs its own care. It is mineral salt moving through the paver, and it has to be dealt with before any sealer goes on, because sealing over it makes it permanent.

What it costs

Common Questions

How do I know if my pavers need restoration or just a clean?
If the surface is level, the joints are mostly full and the staining lifts with a clean, a clean is enough. If pavers have sunk, joints are empty or stains are deep, you are looking at restoration.

Salt carried by the wind, moisture and shade create a damp surface that feeds algae. Cleaning removes it, but it returns faster in shaded, damp spots.

Often they can be treated, but the result depends on how long the stain has been there and how deep it has gone. We identify the stain first so the treatment suits it.
Yes. Pool cages trap debris and slow drying, so we clean those decks with extra attention to joints and edges, and we do not promise any wet surface is slip-proof.
Yes, but a failed sealer changes the job. We inspect it first and tell you whether it can be cleaned or has to be dealt with before anything else.
